Where to Stay in Xiamen (2026): Neighbourhoods Compared

Five areas, their metro stops, their price bands and the 24-hour registration rule · Updated September 2026

Short answer

Pick the area by what sits within a ten-minute walk at night, not by star rating. The old town around Zhongshan Road and Lundu is the default: snack lanes, arcade streets, Line 1 at Zhenhai Road, and the night ferry pier on foot. Shapowei and the university quarter trades crowds for harbour lanes and cafés, and puts you next to Nanputuo Temple. Zengcuoan and Huandao Road is beach and sunset, further from everything else.

Distances are small. Metro fares run about ¥2–4 on the journeys a visitor actually makes and never above roughly ¥6 across the island. Line 1 ends at Zhenhai Road beside Zhongshan Road; Hubin East Road serves the university and the temple; the daytime Gulangyu ferry leaves from the International Cruise Center on Line 2.

One rule has nothing to do with taste. Hotels submit foreign guests' accommodation registration to the local police within 24 hours of check-in, using the passport. The desk does it for you. Book an apartment or a private rental and that errand becomes yours. Nothing else about your stay changes.

The five areas, compared

Every one of these is a real option. The differences are the walk at the end of the day, the noise level, and how much of your time goes to crossing the city.

Zhongshan Road and Lundu

This is the old town, and the part of Xiamen that looks like the postcard: covered arcades, narrow lanes off the main pedestrian street, and the food the city is known for within a few hundred metres. The Lundu ferry hall sits at one end, which is where the late crossings from Gulangyu land after about 17:50. Hotels here range from century-old buildings to new business chains.

The noise is the cost. Ask for a room away from the pedestrian street, or at least above the third floor.

Shapowei and the university quarter

Shapowei is a small fishing harbour that became a café and studio district, and it is the most photogenic corner of the city after Gulangyu. Walk fifteen minutes and you are at Nanputuo Temple, with Xiamen University behind it. Hubin East Road on Line 1 covers both.

Book early if you want the harbour view. This area has fewer rooms than the old town and they sell out for weekends and graduation season.

Zengcuoan and Huandao Road

The coastal ring road has the bike lane, the beaches at Baicheng and Huangcuo, and the sunset that locals drive across the island for. Zengcuoan is the guesthouse strip behind it, popular with domestic travellers and full of snack stalls.

The problem is logistics. No metro line runs along the coast, so the daytime ferry to Gulangyu becomes a taxi ride to the cruise centre rather than a two-stop train. Choose this area if you plan beach and bike days, not if you plan to be on the island every morning.

Jimei, across the bay

Line 1 runs the length of the island to Jimei, and the bridge section between Gaoqi and Jimei School Village crosses open water — a genuine sight, and one you get for the price of a metro ticket. Tan Kah Kee's waterfront campus and memorial architecture are the draw on that side.

Rooms are cheaper and the streets are calmer. The bridge crossing is the tax: roughly an hour into the old town, each way.

The bridge ride is worth taking once, not twice a day If you want the crossing, ride Line 1 from Zhenhai Road to Jimei School Village, walk the campus area, and come back. Sleep on the island instead.

Gulangyu itself

The car-free island is a UNESCO site with colonial villas, gardens and piano museums, and it empties out when the last daytime boats leave. Mornings before 09:00 and evenings after 18:00 are the reason to stay. Hotel guests also get priority access to ferry tickets, which is worth real money on peak dates.

Two catches. Rates are the highest in the city, and luggage is wheeled or carried from the pier because no vehicle will meet you. The Gulangyu guide covers the boat rules properly.

The registration rule foreign guests keep hitting

Under Article 39 of the Exit and Entry Administration Law, a hotel registers foreign guests and passes the information to the local public security organ. The hotel does this itself, and a passport is the only thing the desk needs from you. It takes a minute at check-in.

In 2024 the Ministry of Public Security, the Ministry of Commerce and the National Immigration Administration told hotels to stop refusing foreign guests on the grounds that the property lacks a licence to receive foreigners. That guidance exists because the refusal was a real, common experience. It still happens at a minority of small budget properties and homestays, usually at the desk rather than in the listing.

Renting an apartment shifts the paperwork to you Stay anywhere that is not a hotel — a serviced apartment, a short-let or a friend's flat — and you or your host must complete the accommodation registration at the local police station within 24 hours of arrival. Do it yourself rather than assume the host has. Missing it is the one accommodation mistake that can follow you to the airport.

The practical fix for both issues is the same: confirm in writing before you pay a non-refundable rate. Chain hotels, hostels and international brands process foreign guests every day.

Price bands, honestly

Xiamen sits in the middle of the Chinese range. Dorms and old-town guesthouses are the cheap end, mid-range chains and business hotels the middle, sea-view properties on Huandao Road and Gulangyu the top. Numbers move too fast for a printed rate to survive a season, so treat any specific figure you read online — including on a hotel's own page — as a starting point rather than a price.

The rate for your dates is on the booking platform, and it is the only one that matters. Two things legitimately change it: the national holiday weeks and the season.

When to book, and when not to come

October to December and March to May are the easy months. Summer is hot, humid and exposed to typhoon risk on this coast. The dates that hurt are the national holiday weeks: 1–7 October, the Spring Festival window around 15–23 February 2026, and 1–5 May. Coastal hotels fill first and Gulangyu fills hardest.

Outside those windows, a week ahead is usually enough. Inside them, book months out or move your dates.

Mistakes to avoid when booking

  1. Choosing by district name instead of metro stop"Siming District" covers most of the tourist island. Search by Zhenhai Road, Hubin East Road or the International Cruise Center and the map makes sense immediately.
  2. Booking a beach hotel and a Gulangyu morningThe daytime tourist ferry leaves from the cruise centre at Dongdu. From Zengcuoan or Huangcuo that is a taxi ride plus the boat, before the island even starts.
  3. Paying non-refundable before confirming foreign guests are acceptedRare, but it still happens at small budget properties. A message to the property costs nothing.
  4. Assuming the apartment host handles registrationFor anything that is not a hotel, the 24-hour police registration is on you. Ask for the registration slip and keep it.
  5. Staying in Jimei for a two-night tripThe Line 1 crossing is an hour. It is a good ride to take once, a poor commute to take twice a day.
